Goldie Leigh Hospital
Regeneration Masterplan

Type: Healthcare
Client:  Oxleas NHS Trust
Location: South East London
Status: On going

Goldie Leigh Hospital is a healthcare centre, and part of the Oxleas NHS Foundation Trust. It provides care to patients of all ages, with services ranging from adults with learning difficulties, adults’ community and offender mental health, to therapy for children and young people.

There are 16 properties within Goldie Leigh, some of which host other Greenwich services and charitable organisations. It is situated in a biodiverse ancient woodland (Bostall Woods and Heath) and sits within the Abbey Wood nature conservation area of the Royal Borough of Greenwich.

Becoming X has worked closely with Oxleas NHS Trust to create a master plan for the site - at the centre of this plan is an ambition to reconnect the site to is natural surroundings and, in doing so, enhance the health and well-being of both the patients and service providers.

Oxleas NHS Trust won the HSJ Trust of the Year award in 2023 in part thanks to the regeneration of Goldie Leigh.

Goldie Leigh first opened in 1902 as an Orphanage for local children called “Goldie Leigh Children’s Cottage Homes” and began delivering healthcare for children with skin disease in 1914. By 1988, it was a mental healthcare centre for both adults and children and became part of Oxleas NHS in 2008.

The site was designated a Conservation Area in 1991. There are currently a number of unused and derelict buildings on the site that sit alongside the existing lodges.

Much of the site is currently given over to parking and therefore not designed around pedestrian access. This is particularly evident in the high perimeter fence and one entrance into and out of the site that ensures Goldie Leigh remains fairly isolated from the surrounding residential and wooded area.

The master plan is broken down into bite-sized projects that can be managed by the Trust as part of a larger vision. These projects range from new pedestrian access to re-using derelict buildings.

As part of the master plan, Becoming X carried out multiple on-site surveys to map the existing context. Much of this came out of the extensive community consultations carried out in which service providers voiced concerns regarding unlit areas of the site in the winter months. Mapping of existing lighting and dark spots as well as mapping and site access helped inform the Trust’s management and maintenance practices to reduce this.
